Hey everybody!

Could anyone share some rough figures on what water and sewer bills look like in the Boston/North Shore area?

2-3 family homes

Maybe 2-3 bedrooms per

I'm running calcs and I'm trying to dial in more accurate numbers. I'm not sure how much utilities will differ from town to town. I'm analyzing everything from about Medford up to Danvers of that's useful.

Any feedback is appreciated!

I have 12 crews in the field everyday, mostly installing blown-in insulation in attics and other spaces. Forget your local hardware chains, my distributor who sells direct all over Massachusetts is on back order for 90 days!

The general public seems to be only purchasing the disposable paper N95 respirators. I was able to source a small supply online at a comparable rate, but as a contingency we purchased a bunch of reusable cloth masks and replaceable N95 filters. This cloth style mask fits our needs better than the plastic cartridge style, or even full face respirators. And they're washable!

Thanks for replying. Definitely thinking of a 3 family. Vintage would be anything as old as the early 1900s. With a retrofit construction background I have a pretty good idea of what not to steer clear from within this age range.

Any experience with rentals in the Saugus area?

Thanks for the reply. I havent thought about access to public transportation. I guess if I were to narrow down my class of tenant though, potential tenants would/should own vehicles.

You've heard it enough at this point, but install new vinyl siding over it and call it a day. If the AB is in good shape the vinyl is really only for Aesthetics.

I'm the operations manager for a construction company servicing all of Mass. We see this all the time and it's completely normal. I wouldn't worry at all.

In older homes, what is scarier than asbestos siding? Knob and Tube wiring!

I'm new here, from the Boston area.

I'm still in the homework stages, preparing to buy a multi-family sometime next year. Still learning how to "run the numbers" and researching loans etc.

I'm posting this hoping to dial in a few towns to look into, preferably in the North Shore but open to all feedback. I live in the Boston area and prices are scary high these days. Ideally, I will find something in the $450-500k range.

Target area:

-North of I-90

-East of I-93

-South of I-95

-Those Interstates pretty much frame out my prime location
