@Christa Kirby are you calling the homeowner to gain a potential listing, or are you calling to buy the home/wholesale?

Hey Carl, I've been trying to figure this out myself. 

Right now my system is to call each lead on a list 4 times before I remove the lead from the list. What I'll do is call 100 leads in the morning(1), and then whatever leads I don't talk to in the morning I'll call again in the evening(2).  Then the next morning I'll call whoever I didn't talk the night before(3), and then do it again that evening(4). Whoever I can't reach after the 4th call gets funneled into a "stale" lead group. I'll retry that group at a later date. I also leave voicemails on the 3rd and 4th calls. 

BUT I'm about to change my system. 

I'm thinking about leaving voicemails on the 1st and 2nd call and if I don't get an answer, I'm gonna funnel those leads to a group and then try to call them in a week or 2. So just 2 touches before I move on.

I think with direct mail they want you to send between 5-12 pieces before moving on. I think that is way too much for cold calling. Based on my experience I get cussed out when I call leads more than 2x in a 48 hour period. I guess calling at the level I become a nuisance. But hey you live and learn.

You definitely need a system though. Lead lists can become chaotic and disorganized in the blink of an eye.

Hey guys I'm wanting to market to some cash buyers in my area using direct mail. I think I have heard that some direct mail services can insert the cash buyers name into the script you use on the postcard based off the list you send them. Has anyone heard of anything like that? Who do you guys use to send out your direct mail?

There is a massive delay when making calls with MOJO. I know I'm not the only one to experience this, so if anyone has found a better call software, PLEASE LET ME KNOW!!!!

Hey Brendan, congrats on getting started in wholesaling. I'm a beginner myself, and just closed my first deal last Friday. I wholesale here in the town I live in, but will eventually start virtually wholesaling in the future-so best of luck!

1. I did not setup an LLC. I just put the property under contract in my name.

You probably could do away with step 4, but I guess since you're virtually wholesaling, you would actually need at least someone to get eyes on the property.

Now that I think about it, you might want to agree to a price with the seller, then say ok I will need to send over my contractor to estimate the repairs and if he says the repairs will cost as much as I think they will, then we can move forward with that price and put it under contract. If he thinks the repairs are more than what I think they are, then we will need to renegotiate price. Something like that.

So I might would have the contractor get a gauge of the repairs before negotiating price and doing the contract.

@Lydia R. @Joseph Back Thanks guys! I took the contract to title company Tuesday morning, and found my buyer Thursday evening. I signed the assignment and got the buyer to sign it this morning, and I just sent it over to title. Now I'm just waiting on clear title. Fingers crossed!

@Joseph Back @Jose Flores What's up guys thanks for the advice. Yeah when I went over to sign the contract with the seller I ended up taking about 20 pictures of the property. I plan on taking those pics and adding in some info. such as the ARV and price of comps in the area.

I guess what I'm a little confused on is, do I take the contract to title company before I have a buyer or do I find a buyer and then take it to title company?

We set the closing date about 40 days from now so I should have plenty of time to find a buyer (if it's a deal, and I'm pretty sure it is)

What should I do?

So........ I just got my first property under contract. Now what do I do? 

Can someone please give me the last steps in this process.
