Hey guys. So I've been trying to get my first wholesale deal done, and I've had some ok leads but nothing I could close on.

I'm currently working with a guy whose sister passed away and he tells me that he is now the owner of her house. He showed me a copy of some will he has, but I can't make heads or tails of it. (It has been folded up and the ink is faded.) This might be a dumb question, but he has to have his name on the title of the house before he can sell it, right? He is pretty old, and is in a motorized wheelchair, and I told him that I would go downtown to..... I guess public records... clerk of circuit court?.... and see if I could find out what he needs to do before he is legally able to sell that property.

I feel like I'm close to closing my first deal, and I want to do everything I can to make it work.

Does anyone have any experience or knowledge when it comes to a situation like this? Any tips or advice would be greatly appreciated! Thanks

Thanks Jay. I talked to her today, and I told her about the wholesaling thing. She wants way too much for the property anyway. Thanks for your advice

Hey guys give me your thoughts on this potential deal. 

I spoke on the phone with a woman today who is wanting to sell her vacant lot. She says there are tax liens on the property. I looked on my county appraiser's website, and I believe she owes about $500 in taxes on the property. 

Her mother just passed away, and I think she is wanting to sell to cover the costs of a funeral. 

I have not told her that I'm a wholesaler, I have only told her that I make cash offers for property in my area. She is wanting to close quickly on the deal, and I'm just afraid of making her an offer and then not being able to find a buyer for the property before she has to pay for the funeral. Or I don't want to offer too much and her think ok I have $xx amount of dollars to spend for the funeral, and then me not be able to find a buyer. 

How can I be sure I'm giving her an offer that is at the right price, and should I tell her I will have to find a buyer before the deal can be officially closed??

This would be my first official deal if I can actually make this work, so any help would be greatly appreciated!!!!!!!!!! Thanks

Hey guys! I bought a list off of melissadata that is made up of property where the owner lives at a different address. I am cold calling these people off of the list. 

However, I can only find phone numbers for about half of them, and I don't even know if they are legit because these mostly go to voicemail. 

I have been using spokeo.com as my main resource for finding phone numbers, but I'm not having much luck. 

Is there a better way to find LEGIT #'s? 

Any help would be much appreciated!! Thanks

Hey guys. I'm just starting out in wholesaling, and I've been doing a lot of driving for dollars lately. I have a list of about 35 addresses so far, and I'm starting to research who the owner is of these properties. On my county tax website they say who the owner is and what their tax bill is/was, but sometimes they only have information from 2017. Does this mean that no one owns the property? Does the county own it? Can someone please help me find who the owner is of these vacant properties I have been riding around looking at. Any help would be much appreciated!! Thank you
