Hi,

So are you living in Crawford? or Casper?

I lived in Crested Butte for 19 years, went traveling, and resettled here in Ridgway October a year ago.

Are you doing deals on the western slope of colorado?   Should I put you on my buyers list?

@Rami Aweti

Its already happening.  If an area is AFFECTED by any perceived change the price reflects it.  If it is UNAFFECTED then the price won't change.

If you looking for changes affected by a warming planet not very likely.  The current climate models leave out the variability of the sun but the last 10 years of satellite data regarding the sun has clearly demonstrated that the sun's variability cannot be assumed to be constant on any relevant time scale from daily to multi century.

According to my survey of abstracts that I found by searching google scholar, solar physicists, climatologists, and geologists have found that we are presently well within the natural variability found in the reconstructions of temperature for the last 400k years.  Not global warming but constant change that swings from hot to cold.  We experienced the hot peaking with El Nino in I believe 1987.

The sun is on the verge of a very quiet period very similar to the Maunder Minimum, 400 years ago, that correlates with the last mini ice age where the canals in the Netherlands froze over.  This period also corresponds to many famines around the world that resulted from failed crops because of freezes etc.

I now have 5 bird dogs and have changed the name to the birder program.  Set up google drive shares for the program and for each individual county.  All my birders get viewing access to the birder drive.  This is where I will put the educational materials.  For now I posted a google doc "Birder Program - Read Me" document.

I have given edit rights for individual birders in specific counties.  Here I will put foreclosure lists and the like.  These are uploaded to google sheets.  I have standarized the sheets so that I can feed them into my content management system.

Have contacted the birders and they seem phyched.

So far so good.  Help, via comments would be awesome.

@Kevin Greer

Values are lagging in Grand Junction and across the Western slope and might be poised for an upswing.

Not a bad idea to put into lease contract specific language about the smoke and CO detectors.  I like to have tenants verify by initializing that the dectors are working upon move in and then that they are responsible and have been trained to check them, and to change batteries.

Seems prudent and brings heightened awareness to avoid a tragedy.

Contract Business Trusts can be created for any purpose and is contract based not statute based.  Only limited to the lawful purpose you create and not limited or regulated like what the legislators created.  Works great.

@Howie Baker

I am currently in a mentoring program that matches a true apprentice program you describe.  I have a business mentor, a technical mentor (for using software programs most effectively), and one on one support for SEO.  I can message at any time, call for a one on one phone meeting, and get educational materials that key me into things that I can't find any where else.

To be in this program, I first had to demonstrate my competence and be invited, go through a rigorous in-take interview process, and then pay the entry fee.   I highly recommend this type of mentoring.  It has put me way ahead of my goals.

Contact me directly if you would like to learn more.

@Ron Drake

We will know that the climate is affecting the way of life by market signals.  Everything eventually gets distilled into price.
