Hey Nick,

I've done a few ADUs here in the Atlanta area. Shoot me a message.

How did this turn out for you@David Robertson? I am considering exploring converting a separate 2 car garage in the back of a duplex into an ADU. The lot is big enough to where I may be able to make it a legal triplex but I'd want to explore both options. Any input @Azeez K.

We ended up not going forward with that particular project. I'm happy to help decipher ATL zoning if need be.

@Chris Seveney @David Robertson for a project that's about $200K which AIA form do you guys use?  Still A105 or something else?

(a very big tree fell onto my home 5 months ago and damaged half of it.  Been fighting with insurance.  We are looking at around $220K in repairs.  I have a GC in mind.  He did the mitigation for us and I like him.  However, I don't like his contract at all.  I heard about AIA contracts but not sure which one is suitable for a project this big).

Thanks.

The A105 seems reasonable to me in this situation. If I were the architect, on something like this, I would use the B105, which is the counterpart to the A105.

Just the A105 standalone or add another form to it?  Their website talks about A101 and A201 which confuse me.

Thanks.

The A101 is the full blown Owner/GC contract. A105 an abbreviated version of the A101. The A201 is the General Conditions which usually gets incorporated in the main contract via reference. There's no signature page in the A201.

Post: House Hack Zoning

Quote from @Josie Kelley:

Hello all! I'm finally closed on the financing for my home renovations and I'm glancing at houses for my future househack. There are few small multifamily properties in Atlanta and surrounding areas so I will be lucky if I find one that fits my parameters and is available once I get my MTR (current home) up and running. I'm also considering homes with in-law suites or split-level homes that can be converted. So, my question is, what should I be considering from a zoning perspective when converting space in a SFR?

Hey Josie,

I am an Architect, and have done a fair amount of work in the City of Atlanta. I'd be happy to chat if you're interested.
