When you say quick what kind of timeline are we talking?
For example in Cleveland if the rent is due Jan 1st. The landlord can place a 3 day notice on Jan 2nd & if all goes through the tenant will be out on the street in roughly 6 weeks.
What is your timeline in Arkansas?
I would also like to hear what the Portland & California eviction timelines like like as well using Jan 1st as the date rent was due.
When I was a property manager in Little Rock, Pulaski County usually needed the tenant to be 30+ days in arrears (could be adjusted for a pattern of delinquency). After the paperwork was filed and payment made (it was $100, don't know what it is now... oh, that also becomes part of the money owed by the evictee), it was about 24-48 hours from summary judgement/notice of eviction to me changing the locks and inventorying the contents of the unit (which can be sold for restitution).
That was over 10 years ago, so things may have changed....
