 When you say quick what kind of timeline are we talking?

What is your timeline in Arkansas? 

I would also like to hear what the Portland & California eviction timelines like like as well using Jan 1st as the date rent was due.

 
When I was a property manager in Little Rock, Pulaski County usually needed the tenant to be 30+ days in arrears (could be adjusted for a pattern of delinquency). After the paperwork was filed and payment made (it was $100, don't know what it is now... oh, that also becomes part of the money owed by the evictee), it was about 24-48 hours from summary judgement/notice of eviction to me changing the locks and inventorying the contents of the unit (which can be sold for restitution). 

That was over 10 years ago, so things may have changed....

$225k, but I wouldn't pay that. Comps in the area are in the mid-150s. There is a house about 500m away that is for sale at $365k, but he's dreaming.

That's the problem I am having @Jason G. ... There's really no comps for the area except about 1.5-2 miles away and it's a totally different (way worse) area. It's all guess work. The house was abandoned for 10 years after the previous owner died. It's been rehabbed and is in a older neighborhood that has a municipal golf course .25 miles away and has 5 wooded acres behind. The neighborhood is mostly retirees; therefore, not much movement in the neighborhood.

I'm ready to pull the trigger on a 3/2 in Atlanta, but the rental zestimate is $1095... I need at least $1500/mo to make it worth my while. Any thoughts?
