Can anyone recommend a good agent for multi-family commercial in North Florida? Looking in G'ville and Jax.

Rob

Thanks, Nick! That makes more sense to me. I appreciate the help.

This may be a strange question, but what's an easy way to estimate a good rent based on a simple mortgage amount? Is there an easy, "do in your head" way to estimate w/o pulling out a calculator?   I found a property I liked in my hometown and it is in a great location, close to the school and the park (within 250m either was), but when I plugged it into the rental calc I was getting strange numbers like a 1.15 on the 2% rule... etc. I was estimating rent on the market, so perhaps the property is over-valued for a rental?

Anyway, I hope my question makes sense.

This was one of my favorites, too. My wife is Australian and so the "why" really spoke to me. I really enjoyed this one!
I'd like to come too, if that's ok.

My name is Robert and I am a new investor looking to network and learn. I am very appreciative of BiggerPockets and the depth and breadth of knowledge here. I look forward to learning more!

Check out CreditBoards.com... They helped me with my credit repair. I had low 500s about 5 years ago and I am in the high 700s now. You're doing the right things, but they have it down to a science, and you can get most of the crap your dad did just through certified letters from the credit companies; they have to prove it's YOUR debt.
