@Zack R. First off, yes go for the mortgage route. If you need a solid lender I can pass you some info on the one I'm using. 2nd, you need to find a Realitor who deals with investors from out of state. 3rd, pick what property type you want. 4th, are you going for cash flow or appreciation? If cash flow then you want many doors. Multi-family is your best bet. 5th, determine your strategy. If you have $100k, you could get on a bunch of wholesaler lists and have all cash deals come your way. Hopefully your broker knows good contractors, then you can BRRRR that property and keep that process going until you scale out to freedom. With rehabs I recommend keeping it simple so you don't fall into a money pit. Kitchen, floors, paint. Keep it simple if you can. This is if you are willing to go this route. If not, then you can tie your cash up for the long term and grow slower.

Hello everyone,

Here’s my situation. I’m looking to cash out refinance my primary residence and use the cash to buy rental properties. 
I was thinking about buying that properties out right all cash then after seasoning refinance out of that and buy more and keep that ball rolling. 
my goal is to make enough renal income to cover my primary mortgage in time. 

Thoughts, opinions?

Hello everyone,  

I am trying break into the real estate investing industry.  I live in Sonoma County, CA and looking to invest in Indianapolis, IN.  I took a trip out to Indy and was shown around by a realtor.  I checked out some properties and the market was a little too hot.  Needless to say I didn't make any offers.  The point of the trip was to see the area I wanted to invest in.  Goal is to obtain doubles, and single family real estate properties. 

My question to everyone is....

What is your list of due diligence and or process you go through to analyze a potential deal? 

example:  neighborhood class, A,B,C?  Rent range, Inspections, flood zone, crime, history of the area, and so on.  

I'm just looking for some others opinions in the analyzing process.
