My lender has me at 6%. dealing with a broker. They have a fee but saves you on points.

I have an offer in for $90k 

Some tenants still in place. ImThey Kmart on month to month. 

Inspection coming soon. 
we use the Veterans of America Program. 
$700 a room.

When they move in after inspection $700 deposit and $700 per room. 
There are 6 rooms in this property. I’m looking to pull permits and get 2 more rooms in. We have to look at the property to pull that off. 

When all the Veterans are moved in $700 deposit and 1st months rent times 2. 
$1400 x’s 6 $8400 back in my account. 

We do it all day. I just wanted to see how many people don’t know this. 

Other programs are currently $860 per studio, I have the promissory note. Crazy how many people don’t know about this. PM for more info or I will get flagged.

I definitely would not invest that much cash in a property unless its 2-4 units.  If the tenant stops paying or moves then you lose your income.  I would definitely recommend getting a loan with a smaller down payment so you can diversify your investments.  I only pay cash for properties up to $35,000.  Anything over that I am putting a down payment.
