Vacant Duplex near Anderson University!!

Located just a few blocks away from the campus of Anderson University, this would be an excellent buy and hold for your portfolio! Each unit is 1 bed/1 bath and is currently vacant. One side is rent ready and the other side needs some TLC. There is plenty of room to add more value to each unit if you please.


This duplex is separately metered and the homehad a new city water supply line installed last winter from the street to the house. The majority of the supply lines in the crawl are PEX. Most of the windows are newer vinyl, the electrical has been updated in past years, and the roof is in decent shape with some years left.

Unit #423 has a newer gas furnace and water heater, and was previously rented for$400per month by a college student. Unit #425 has an electric water heater and gas furnace and was previously rented by a long term tenant for $375 per month. Taxes are only $616 for the year.

Multifamily Comps:
