@Wayne Brooks No, many hard money lenders will give a wholesaler a POF if they ask for one.

@Lucas Duncan Consider learning how to wholesale lease options. And don't pay any attention to realtors and brokers who deride wholesaling and those who falsely claim that wholesaling is unethical. Wholesaling is not unethical but there are unethical wholesalers. Offer 100$ earnest deposit money at least and inform your sellers that you intend to make a profit upfront.

I encourage anyone who is considering becoming an Investor to get Joe Bodek's course on Lease options. It's the real deal folks and super affordable at 97$ initially for the program and 25$ a month for the coaching. Joe partners with you on the deals and even joins in the phone calls with sellers and does the talking. All of this until you are competent enough to do your deals. He answers his phone and emails promptly. Compared to other courses that cost 1,000$ for the same information and don't offer one on one coaching this is a real treasure. Having Joe talk to your sellers to answer troubleshooting questions is invaluable and just can't be done with a script. That alone makes it well worth it. Do yourself a favor and check it out!

@Juan Rajo you can use a purchase agreement with the seller - go to Jerry Norton on Youtube, the Wholesaler Contract pack. 2) yes, tell the investor that you are a wholesaler.3) yes, you will need a assignment contract and that will be included in Jerry Norton, Wholesalers Contract Pack. * Have an attorney review the contract to see if they are compliant with your State and local laws.

Realtors make absurd claims about wholesalers being unethical because any homeowner has access to Zillow and can easily ascertain the estimated value of their house.
