@Leilah Davis I'm sorry you had a bad experience with wholesalers. I think you missed my point in that I can pay cash for junker houses and total rehabs quickly. I agree with you that there are nascent wholesalers that don't know what they're doing. I render my services to those who don't want to deal with a realtor.

@Tucker Cummings You are exactly right! Some Realtors can't believe that there are sellers who don't want to go the traditional route and engage the services of a Real Estate Agent.

@Leilah Davis How do you know that 99% are not aware? I wholesale as one of my strategies do you? Nothing is stopping them from using a realtor ,in fact , most do. Most of my clients are very aware and don't want their house sitting on the market for months.

Second, we deal with houses that are so physically distressed that most many realtors wont touch then.

You seem to assume that sellers are stupid.

We offer quick cash which is a convenience and we explain the process of utilizing a realtor and many sellers already know the process and "gasp" opt-out of using a realtor.

Yes, it may be hard for you to swallow, but some sellers don't want the hassle of dealing with a realtor.

Now, can you justify your 99% number? Moreover, you don't have to be in the business of selling houses to accept quick cash for your house . People do it willingly with full awareness all the time. If I find a house with and Arv of 150 thousand dollars and it needs 100 thousand dollars in repairs, how many realtors are going to get 150$ for that house? In fact, since there FSBo.com why do we need realtors, do we?

@John C. All the people who say that Wholesaling is unethical shouldn't shop at Walmart or any other industry because it's primarily what every retail industry does: they purchase a commodity at one price and then market it up. The question is not is wholesaling unethical but are we as individuals unethical? Ask yourself is your local supermarket unethical because they are not selling you eggs at the price they purchased them from the farmer originally?

@Terrell Garren How do you know that they are unaware of their options? How many do you know? I wholesale as one of my strategies and most home owners are very aware of their options. It's obvious, sir, that you have a superficial and emotional understanding of wholesaling. There are indeed shady people in every profession but most wholesalers I know despise " taking advantage of distressed property owners.

As regards my statement about auctions, that is what the auctioneers I know have related to me. The exact quote comes from Home Guides.safegate.com

@Terrell Garren really what Wholesale get the property under contract for 10 to 15 cents on the dollar? Very few. Try again, Terrell.
