I’m super excited. I just put an offer in on a 3/2 for 65,000. There is one thing. The seller has a long term tenant in place. What do I need to do to make this work? I have a lot of questions. I know I have to honor the existing lease. What do I need to look out for? How would the original deposit be handled? Thanks in advance for any input

Thank you both for responding. I guess what I’m trying to figure out is what kind of deal do I need to find to be able to rent a 3/2 for 800 and still cash flow 200+ 

Do you guys buy property that doesn’t need much work or property that needs total rehab? Is there a place on bp that I could actually go over a deal with someone that has done what I’m wanting to do? 

What do you think about modular homes that have been bricked in and deeded as real property?

I am new to real estate investing. I have been studying and trying to learn for about a year. I work in residential Hvac, Plumbing and Electric services for about 9 years. So I have been running properties through the buy and hold calc. on b.p. Can anyone help me understand how to make my criteria for buying the right property? Is buying a property for 100,000 with 20% down that rents for 850 possible? I appreciate any help. Fayetteville, N.C. , Spring Lake surrounding areas is where I’m looking

I’m looking for my first investment property. I have found two different deals I think could really be good. I’m just unsure about the numbers. The first is 3 2 br 1 ba duplexes on one property. I am not sure how to break it down and figure out what number makes sense to purchase. The second is 3 3 br 2 ba on separate lots. With this one is they want to sell them together. I think they came up with the price like you would on commercial property or apartment complex. So is that the way I should analyze it. Or should I analyze each home separate and then add all 3 numbers to make my offer??? Please help! Any feedback is greatly appreciated. The market in my area is moving so fast, I need to get an offer in the day they come out or it’s gone. Also, how do you buy bank owned properties? Thanks. Have an outstanding day!
