There are a few measures to take. One is definitely opening up a separate bank account for security deposits which is required by law.

Real estate school is very dull material. Mostly state required stuff. You just have to get through it.

Make the offer first and then once in contract, request leases, utility bills, and maintenance history/receipts for work done.

Great points, Andrew. I look forward to connecting. The cash-flow is still there, it depends on the individual deal and property. I would also add investor friendly rent control laws to the list!
