Hey guys, my question is...Is it possible to privately purchase a property that is

already posted onto the sheriff sale list? There is a property in the

process of undergoing a tax lien auction but is currently in the

"Stayed" status. Was wondering if properties as such can be dealt

privately?

@Jonathan Greene Thanks! I'm aware I do not have a deal, I did mention it was a potential deal. I am very aware of the amount of wholesalers in Philly. I do not believe there are other buyers in play, this property has been vacant for the good part of 5+ years. I found this property myself as I was born and raised around the block. I also worked one block away for over 14 years. I have done my fair share of talking to neighbors, skip tracing, county records research, etc., and went as far as having a partner of mine take the trip to Florida. The owner was not home, yet took the time to talk to him via the Ring doorbell which then led to an active phone number in which we are now in contact with. The owner is up in age and isn't necessarily motivated to sell but as I mentioned, this house has been vacant for a long time and he has taken the time to speak with my partner and I. Via our conversation I can tell nobody else is in play.

@Brandon Sturgill there is NO mortgage, I WOULD like to own and I would like to close ASAP.

I've got my first potential deal in the works with an out-of-state owner. I'm in PA and he's in FL, said deal is for a property in Philadelphia where I reside. I am expecting a call back soon. What should be my next step if we verbally agree upon a price? I do not have any contract templates, should I have a certain type? I will most likely buy in "as-is" condition. Looking for guidance...THANKS!

I was not denied the probate record, I sent in for it via USPS but it was returned with NO record on file. I then tried requesting the death cert to view who signed it, so I can reach out to them...But, since I am of no relation, I was not granted the cert. What can I do next? I'm at what seems to be a dead-end seeing how I can not locate any of the family and it's not undergone any probate process...

Hey guys, so I posted a few weeks ago about a property in which the owner has passed away and her husband is in a senior home in which no one knows where. I have requested the will (if there's one) and I also wanted to request the death certificate as it was suggested by a Pro member on here. Prior to ordering, it says that the applicant must be of some relation to the decedent, I am not. Do I still go through with the order or should I not? If not, what should be my next step?

Also, this same property has a couple thousand of back taxes between the years of 14-18, the owner passed in 2015. after 2018 there's been a $0 balance, what could this mean? The house is in bad shape, windows opened, its been trashed, copper stolen, basement flooded and has fallen victim of drug use and homeless people sleeping inside.
