The best place I've found for this kind of data so far (I'm looking for similar data myself) is SimplyRETS, which has API access to MLS listings. It's $50 per month, but they have a free trial that you can use to test it out.

Let me know if you find anything else, as I'm definitely interested!

I use it as well and like it for many of the reasons already mentioned by others. One thing that I would add is that my tenants love it too. They all have commented on how easy and user-friendly it is. Automatic payments make it super hands-off for everybody, which is the dream, right?

Hi Diego, I'm in the Nashville area and have found owners a couple of times, but haven't ever completed a deal with them. Try searching your county's property records to find the owner's name. Then search the records by that name to see if he/she owns any other property in the county. Send some letters to those addresses if you find any explaining your situation and interest in the property. If you get no leads with that, check the property tax records. Someone has to be paying the taxes on it (or is getting billed for them). I've found names of relatives paying off taxes this way and have gotten in touch with the owner through them. Just a few options that have worked for me, but they're not fool-proof, and I'm sure there are other and probably better ways to do it. Hope this helps!

Phil,

I don't know about Washington's laws, but if they're prescribed the ESA by a doctor, you have to allow them to have it. You can ask them to produce this prescription. If it's not prescribed and you explicitly stated in the lease agreement that they were only allowed 1 pet in the property, that's when you have more options like telling them they're in breach of the lease and having them resolve the issue by getting rid of one of the pets or complying to any additional pet fees you may have. If you've already agreed to the ESA in word or writing though, you're pretty much out of options at this point.

Thanks for the response! We haven't really looked in to that option for ourselves, but we know quite a few people in Nashville that have had some success with AirBNB's. We definitely want to long-term this property we've got now, but we might look at short-terms as we expand our portfolio in the future.

Hi all,

My wife and I have been wanting to get in to real estate for a while, and we're finally in the process of purchasing our second property! We're planning on moving in to this second property and renting out the house that we're currently in. We're definitely excited about finally taking tangible steps towards financial freedom, but we're looking for any advice we can get about landlording -- especially in Nashville.

I'm currently reading Landlording on Autopilot as well as Set For Life (both BP favorites, I've seen), but does anyone have any specific information on experiences in the Nashville area? Any anecdotes, information, tidbits are appreciated.
