Looking for the cheapest way to pull mailing lists, most affordable recourses, and most successful lists to market to and how simple should I address subject on my mailers. I just did one with express copy but i feel like i overpaid and only used a blanket list. I also feel like I put to much info on it... Any suggestions?

Hello, Just having a difficult time in this summer heat finding good deals or making good deals in the Sarasota area being I work a 6 days/week full time job. Ive been putting up signs, ads, and knocking on doors but its very very hot out here and door knocking can be rough, So I plan to start a direct mail campaign this week but if anyone has any advice or referrals on properties in this area please inbox me or comment.

Im doing a deal with wells fargo now. Its a full 203k and they tipically order their own inspections but i ordered it the other day. They had to research and approve the one i ordered. They did it within hours so yes talk to ur lian officer and make sure ur inspection is approved and ur gonna need a contractor to provide a proposal after that meets the needs the fha inspection then u can add ur wants after within budget. They also require an arv appraisal.

Well Ronald I am sort of in the same boat minus the settlement lol. I read the beginners guide and now Im exploring all the links attached to it. I have a little money from flipping cars. I signed up for real estate school because it is only around $500 with everything to get ur licence with testing. I bought the domain smoothsalehomes.com for $10 off of godaddy , got the google voice # (405)459-SALE for free. Ordered 1500 bizz cards from vista print for $70 and then I looked into Than Merrils fortunebuilder back office software realeflow and purchased that for $99/mo which is very comprehensive and provides wholesaling training courses, leads pipes(bankrupsy,foreclosures,private lenders, cash buyers, tax liens, etc..) for your county and surrounding area, real estate website templates ( http:www.smoothsalehomes.com ) it gives automated tools for direct mail, mobile marketing, bandit signs, rehab estimates, 8 free squeeze pages. Set up a facebook bizz page and twitter. Started researching and studying contracts. I made an appointment with a real estate attorney to discuss legistics and develop a tailored contract, which I got the referral from the 1st meeting of the REIA I just joined and plan to interview a title company or 2 tomorrow and then I should almost be ready to start handling leads and solidifying deals, right after I meet with the REIA for lunch tmrw and build my buyers list:) . Hope this might help you in taking steps to getting off on the right foot. WHOLESALE -WHOLESALE- FLIP-RENTAL. Blessings to all and I am looking for as many colleages as I can acquire on here.

@J Scott - meaning like a wholesale? or just whatever my profit is I would list that as my fee? I haven't done one deal yet, in process of marketing now and just joined my local real estate investing club 2 days ago. So Im trying to wrap my brain around this as Im devising my plan.

If I contract a deal and retail it before closing how do I transfer and secure funds without putting my own money in? (Florida) Would I set up a simutanious close or just use a title company to arrange that?

Quick question: So all I hear is about renting out properties you have a loan on. Now I just got my first mortgage at 2.25% and if I wanted to rent it out what is the process? Should I put it in a trust? May my contract have a waiting period being a USDA loan? Anyone have that answer or should I ask an attorney? And if I want to keep acquiring rentals with notes on them what tips may anyone have for me in getting started? Thankyou
