Welcome @Chris Maki :)  I am a Phoenix native who is only slightly less new to this than you.  I like to invite locals to AZREIA meetings, as my I can usually be found at a few a month as time permits.  I also work too much plus I go to school part time, but I always at least try to attend the Beginning Investors subgroup and the Millenial Investors subgroup every month, and all Phoenix Real Estate Club meetings.  Subgroups are free the first time if you just want to check out the scene, but I definately recommend spending the $200 a year for full access.  I've expanded my network a lot and learned as much or more by actually showing up and talking with people than I have reading forums and blogs.  Check it out at azreia.org 

I almost always have my daughter with me at the meetings, so if you see us be sure to say hi ;)

I have 4 properties to call and offer on this weekend, and need some ammunition. I'll pay a 10% cut on anything I make, or the listing if there's enough equity to make it worthwhile. Must be a legit CMA that I can show the seller if need be, as two of them have Zillow numbers in mind....

Hey again, Carlos.  The answer is YES the lease that was in place is valid until it expires.  If the tenants are on month-to-month then you can tell them they need to sign a longer-term lease once you close.  If you want to make any changes to their arrangements, it must be done through a new lease (raising rent, pet deposits, etc). The thing about inheriting tenants is that you really don't know who you're getting, and you also have no access to the unit if you plan on making improvements.  I would say to meet them individually first, make a judgement call, and decide which you would most like to keep, if any.  You may like all of them, but if you want to maximize your cashflow, you may want to start bringing rents up, and that will require new leases and possibly new tenants...
