Congrats @Matt Leber!  That is a great find.  Happy to hear you are still growing and finding new deals.

Hey everyone,

I am local to Eustis and am looking for house hacking opportunities. I am curious to know if anyone else is doing this type of strategy in the Eustis/Mount Dora/Tavares areas? I have heard that areas close to downtown Mt Dora are also good for STR's too. My current plan is to rent out other rooms in a SFR, but I am interested to hear about other investor's experiences.

@Jane Blake Thanks so much for your input!  That is great knowing that the market is good for rentals.  That is exactly what I am looking for!  I will be looking into the house hacking strategy near that campus as well like you had mentioned.  I am not looking to do short term rentals as of now, but I will keep that option in mind if I decide to go that route later on.

Again, thank you so much!

Hey everyone,

I have just accepted a job offer that will require me to relocate to North Georgia near Lake Lanier.  I have a place to stay for the short term, but I will need to look for places to live/house hack soon after I get up there.  I have been looking into local markets, and it seems that Gainesville, GA is a decent market.  I would love for any advice from anyone who invests in the area about the market and what to look for.  I may have to rent for a while to get a better feel for the area, but my goal is to house hack a residential property and rent out the other rooms or units.  Is anyone using this strategy in that market?  Is there anything I should look out for?  Does anyone know of any good agents who work with investors?  I am sure I will have many more questions, but I am just trying to figure out the area a little more.  I appreciate any and all advice/information!

I agree with @Shawn G. about the house hacking strategy. If you find a property that is a 3/2 or larger, you can rent out the other rooms while decreasing, or potentially eliminating the payments you make out of pocket towards your PITI. Some counties do have rules against a certain number of unrelated individuals living in the same property, so I would make sure you look into that as well. Finding a MFH near Orlando may be difficult, but finding a house with rooms to rent out shouldn't be that hard. Of course you would want to make sure the numbers work, but you may have more luck finding a house hack deal. BiggerPockets just published a book called "The House Hacking Strategy," and I would really recommend that book to you. It was a great read!

@Natasha Dillon  I live in Eustis, right next to Mount Dora, and we are liking the looks of it.  Based on the future plans for areas near here, and the growing population coming from the Orlando area, it seems that this location will become a lot more popular over the coming years.  Russell and I have talked a lot about the surrounding markets, including North Apopka, Mt. Plymouth, Tavares, Mount Dora, etc, and there seem to be a lot of "green lights" ahead.  I have not invested in anything myself just yet, but I am looking to buy rental properties in Central Florida and will house hack my first property.  What types of investing are you looking into?

@Craig Coleman

Thanks Craig! I sent you a pm.

@Robert Goldman Thanks, I will look them up!

Hey everyone,

Lately I have been trying to find an additional job to help fund my goal, and I ran across the mobile notary signing business.  I have researched a lot about it and feel it may be a good option to pursue, but after talking with someone with 26 years of experience local to me, they said that the fees have been cut and the jobs aren't worth it any more.  Are there any signing agents that have any opinion on this matter?  I am located in Eustis/Mount Dora area of Central Florida.  Appreciate any information!
