Matthew Baltzell I have become more and more interested in Multi-Family properties as my portfolio has increased. I currently hold 25 properties, with most being Single Family Homes. I do own 1 residential Duplex and a Commercial Tri-plex. I live here in Denver currently. I’m very interested in larger deals. I’m very interested in joining this group.

Maybe you can help me run some numbers on the place. It looks like a mortgage at 80% would be $623,200. Down payment of $155,800 and monthly payment of about $3,800 PITI. All together about $1,000/month Cashflow after everything, if it can bring in $5,000 a month. If my numbers are correct, we are looking at a 7.7% return right?

Niki Cao it’s on there. It’s up to them if they put it in or not. Doesn’t make a difference to me. I do get a copy of their drivers license. If you are doing background checks they will put it in on the website or make sure it’s on their of you are doing background checks. You don’t want to be holding copies of people’s Socials. That information you gathered could get into someone else’s hands that knows how to use them for fraud.

Niki Cao I’ve been through the whole process in Colorado. From 3day notice to court ordered and Sharif Eviction. I never needed the social security number to do any of that. The 3 day has a name and the address. The documents you file with the court are the same. I’ve never seen anything asking for a social of my tenants.

@Jennifer C. Businesses. 1 business is a Main Line Excavation Company. They take up 2 spots. They bring in a lot of dirt that could get left behind so we make sure it stays to a minimum. The other spot is rented to a "we buy junk cars" guy. Just have a contract that outlines what they cant do, like dumping Industrial Waste. It is Zoned Industrial (set aside to make a mess) so dropping a little oil or some kind of chemical isn't going to cause that big of an issue if any at all.

Tristin Crum I love Industrial investing. I purchased a 1 acre lot in Denver metro area in Colorado. Purchase price was $280k. Owner financing with $25k down. Mortgage $1,500/month. Has a power pole on the lot. We added a fence for around $7k. Split into 4. Rents are $1,000 per 1/4 acre. We rent out 3 so we get $3,000/month rents. We pocket $1,500/month and get 1/4 for free for our business. Otherwise we would be takin home $2,500/month. Happy investing!
