@Orlando De Los Santos To further Colby's point on the saturation on the lists investors are pulling off of these software apps. I can attest to that. Many of the investors who have YouTube channels are touting the use of Propstream and Deal Machine. I have used both. While they both have their benefits, I can definitely say that the lists on Propstream have been played out. I called a lead last night and the property owner had already been called 3 times yesterday before I called him. I am finding more success with just driving for dollars all on my own. I take different routes home from work everyday and have gotten a few appointments doing that. I think more than anything, it is getting good at talking with people. In the end, it's a numbers game, like in any sales business. You just gotta get out there and do it. Your systems will never be perfect and will be continuously be refined over time. Don't get "Analysis Paralysis".

I am relatively new to wholesaling as well. There are lots of free resources such as podcasts and Youtube. There are "Gurus" of course, but I have learned everything so far for free and trial and error by doing such things as cold calling and D4D (Driving for Dollars). This route tends to be for people that are new to investing and/or do not have much in the way of capital (like me) to invest with. There are certainly preferred ways to get into the game. As I have heard many times, wholesaling is simple but not easy. It is basically a numbers game, like anything else. I have heard the number thrown out that you will on average talk to 200 leads before you get your first deal. So a lot of "No's" before you get your first yes. Consistency is the name of the game. Likely many get discouraged and quit before seeing their first deal.

Opinion from anyone familiar with wholesaling in California. Is it possible to get around an assignment clause by utilizing a LLC as the buyer then selling the interest in the LLC to the end buyer (Cash Buyer) at the closing. Thereby avoiding a "No assignment" clause in the purchase contract and doing a double closing with the associated fees?
Saw this presented by a well known investor.

@Allison Meggison One other way that may not give you a definite answer whether this person is tied to the LLC is to look up their website domain registration. If they have one of course. Google ICANN Whois. Then type in the website address. Sometimes you get a name, address, and phone number of the person that registered the website address. If you're lucky they may be the person tied to the LLC.
