Need some help with wholesaling

Good evening bigger pockets. To recap a little I really wanted by the end of 2019 to have my first rental. I really don’t have the capital to buy a rental and fix it up. So I’m trying my hand at wholesaling to help bridge the gap between available funds and needed funds. I Get the concept of wholesaling, find a motivated seller get the property under contract, find a buyer. I’m working with limited funds, I’m trying to use what little capital I have for hopefully the best return possible. The problem it seems is that direct mail or the list needed to find direct mail all cost money so my question is what is the best data collection site that people are using? Their seems to be a lot to choose from. And I have tried to go to the county’s web site but that jus seems like I get more confused. Any help would be greatly appreciated.
