Home inspections have become merely the point at which the negotiations really begin. Buyers have the right to know what they are buying so they can make an informed decision. I am afraid though this process is being abused by buyers to take a property off the market and after the buying process has moved down the road maybe two weeks, they ask for concessions for items found in the inspection that were obvious even to the layman. At this point the seller is at a significant disadvantage and both agents are pushing hard for a closing.

The two single wide mobile homes are basically worthless because of their age and configuration. It will probably cost 6 thousand each just to move them. The double wide might have some merit but it will cost at least 10k to move. Add in repair costs and the deal doesn't look quite so good.

A 16 year old system is beyond its normal lifespan. Any money you spend on it at this point is throwing good money after bad. 

Your problem isn't the water bill, it's the fact that your rent is too low.

Excellent work ethic! It's so refreshing to see someone come on here and attribute their success to plain old hard work. I get so disgusted by seeing so many people on here with no money or credit think they can become millionaires over night because they have heard a few motivational speeches. They then get mad because they can't find a loan when they have no reserves, knowledge or experience.

I am a white male and I am discriminated against daily. TV commercials and shows are constantly portraying women as being intelligent and efficient while men are shown as lazy, clueless buffoons. There are no special programs in place to help me. The only special programs involving me are put in place to prosecute me. All of the ills of society are the result of the white male. I am told to "check my privlege". If I have any privlege it's because I have worked for it! Discrimination in some form will always exist and it's a two way street. It's just an obstacle that successful people overcome. (I bet this post gets deleted)

I assume the price includes the lot? What are the details on the mobile home? Age? Size? Condition?

She has lived there payment free for 8 years. What is that worth? If this has really fallen thru the cracks she could very well live there for the rest of her life payment free. My advice: let sleeping dogs lie.

Seems like with all of the experience and existing contacts you have there should be no problem in finding millions of investment dollars right in your own circle.

It's an easy problem to fix that requires a drill with a spade bit, jigsaw and about 15 minutes.
