Have you thought about HELOC vs refi? Heloc's typically won't have the closing costs and can be much faster.

Now what to do with my HELOC. Hate paying the interest if I were to tap it & put it into another bank. Guess I could take it for a little til things settle down.

Seems logical that you could tap the HELOC and put the cash into a liquid, interest bearing account to offset the HELOC interest. That way you have access to the cash when needed, while paying minimal interest.

Is this feasible?

I'm shopping rates and for a cash-out, I've been quoted between 4 - 4.99%. Heloc's look to be a little better at 3-4% and give a higher LTV.

What are the pros/cons of cash-out refi vs HELOC?

@Zoran Domazet I'm in the same boat and shopping around.  From the couple of banks that I've talked to, living in one of the units seems to open the door a little.

I'm looking at packages to pull cash out of a duplex and Wells Fargo has a pretty good looking HELOC. No closing costs, larger LTV, easy appraisal process and looks to be quicker than a Refi. Rate between 3-4% on the Heloc vs 4-4.99% on the Refi.

 I currently have that issue, as the original tub and surround are one piece.  Last tenant put a hole in the inner side.  (Have no idea how!)  I'm not needing to replace both and will probably only do an acrylic surround.  Although, my contractor is telling me that he can due a tile surround for not much more than the acrylic surround.

Is anyone else finding this now to be true?

I have a rental property where the tenant badly burned the kitchen counters to the point where I need to replace them all.  

Which countertop type would you recommend for a rental?  Wanting something that is durable, looks high-end but is low cost.

What would you get?
