Water has been tough to crack (I bought a submeter but it didn't work well), so I worked out a flat water fee with my tenant. I purchased Eyedro, and it has been great for electricity. I had to figure out which circuits from the breaker go to the mother-in-law suite, but once we got it set up, it's been pretty flawless. I just bill my tenant for their usage (Eyedro gives me a monthly report).

For gas, we just divide the monthly bill based on the suite's square footage.

Hi BP,

Has anyone ever invested with Paul Moore's Wellings Capital? I'm considering his fund that invests in self-storage and mobile home parks and would love to connect with anyone that has previously invested with him (either with Wellings, or I believe he had syndications in the past that were under a different name as well).

Does anyone have any experience with charging water for a guest house that is part of a SFH in Los Angeles? Are you allowed to charge a tenant in a guest house for water in LA if it is third-party sub-metered (not with LADWP)?

Pardon the ignorant question, but does anyone have an easy resource to read the Landlord/Tenant laws for Los Angeles? Fair Housing specifics for Los Angeles too? My google searches haven't been giving me a clear-cut place for the current laws and it's been a bit confusing for me.

I've been looking into sub-metering a SFH home with a mother-in-law suite and experiencing difficulties regarding zoning and the utilities companies. It's led me to discover home monitoring systems like Eyedro (for electricity) and Flo (for water), where apparently you can track usage and figure out the consumption for a separate unit like a mother-in-law suite. Does anyone have any experience with these types of systems? I was thinking about keeping the utilities bill in my name, and then calculating and billing each unit whatever the electric/water bill would be for them.

Hey BP,

I need a structural engineer to take a look at a deck that is built hillside in the Hollywood Hills. I know there is a lot of information out there on finding and vetting great contractors. Does anyone have any tips on finding and vetting great structural engineers? Does anyone have any referrals for the Los Angeles area?
