I know of a few but you'd need 12mos seasoning in order to use appraised value. Otherwise it would be 75% of purchase price

I know of a good commercial lender as well. 

Plenty of good small balance lenders Luke.  I've used a few to close on my multifamily deals in several states.  Most require 25% down, but there are some really good niche programs out there nowadays.  Message me if you have anymore questions.

Yep, I have a lender but max is a 3/27 or 8/22.  All they offer.  Rates are a little higher 7-8% but that's because the loan is only based on equity/fico.  No tax returns, income, employment is needed to qualify.

I did a No Income Doc loan at 7.50%, no points, on a 3/27 with no cash out restrictions. They just don't like rural properties.  What city are the properties located in?
