Once you max out your DTI on the conventional side, I've got a great lender who will lend up to 70-75%LTV depending on the property type, based solely off your fico and the equity of your property. It's a great semi-permanent loan (no balloon, 30yr amo) for buy & hold properties. Easiest transaction you'll ever do in todays market.

What kind of property is it?  Office/Retail/Restaurant? 

do you own 2 properties currently or are you renting while you also rent out your primary residence?

If your properties are valued over $105k and are not in a rural area, then go with a equity/fico only program.  I did it with all my properties and it's the easiest loan to qualify for, and the terms are semi-permanent (until you get your taxes straightened out) Rates are in the 7's, no points, on a 3/27.

I've purchased quite a few properties with this program. Great alternative to hard money and can be quite a "safety net" to conventional bank fallout. Max LTV is 70-75%, an fico needs to be above 620-650...but one of the easiest loans I've done in years.

Closed many of my B&H properties in PA through a solid portfolio lender.  They just don't like anything rural.

Stone, rates are in the 7's, no points, for a 30yr term.  Pretty proportionate for not having to show income/employment/tax returns/exit strategy, etc.

I know a bank that will do it at 75% if you have a 700+ fico. Otherwise max is 70%. Has to be tenant-occupied and you need to live in a primary residence. Can't be a renter. Email me directly if you'd like the info.
