Have a house with 130k equity. Want to pull all or some out to invest in other properties. Can I get some feedback from others with experience as to what me be a better decision. The Heloc or Cash out refi? I'm leaning towards the refi to lock in the lower interest rates.

Also I'm looking for an investor friendly bank here in Houston. Anyone willing to loan 80% of BPO?? I have a small town bank in west Texas that will do this and have been able to pick up a couple houses for basically closing costs only.

I have been pulling names from the evictions list at my local court house. So far I have been skipping the LLC and Company listings. Anyone have luck sending to these LLC's or Companies?? They have the same issues as a private holder just maybe more volume. I can see where this could make a see easier but I'm wondering If I can just find the executor on line and make a direct call?? Just wanting to see if anyone has experience doing this.

Hello community,

I got a call from my direct mail marketing campaign from a seller who has 3 acres in a very up and coming part of Houston. Spring/Klein area. Problem is I've only done wholesale on single family homes. I know there is a deal here if done properly or marketed to a developer. This property is on corner of two busy roads and there is no shortage of stores, strip mall, etc going up all around. So the short of it is, I'm not sure what to do with it. He says he bought to hold, not to develop but will sell for the right deal? Anyone have experience with this? This is undeveloped land with easement granted for sewer and water

Anyone still following on this thread?? I came across a deal, well maybe a deal but all this talk about Texas lease option gives me troubled thoughts. 

Deal is, Home purchased in 2012 for 209,000, very little to no equity. Home is located in Red Oak, south of Dallas near Waxahachie. Will rent for 1750 easy. Great neighborhood, schools and rental area. I had read up on sandwich lease options but Texas makes this difficult. Anyone have experience or guidance on this one?? Id be willing to partner with someone to learn the way on this

 Wow that's a really great approach Lance,  any luck getting deals out of your campaign? What's your response rate and how many postcards do you usually send out? Do you limit the value or # of units in your list criteria?

So I'm considering adding mailing to multi family absentee owners as part of my marketing strategy. I haven't seen much information on this. Anyone have experience? What was your results? List criteria?
