Sorry for the delay, but this is great information. Im going to focus on a multi family for my first deal. Does anyone know if there are good resources on finding multi family specific listings in NJ or know an agent who is investor savvy? Thanks for the help!

Hello everyone, I haven't been on the forum much, but I have been busy taking my first steps into investment real estate. I do not currently own investment properties, however I have been, educating myself and planning for the next step. My wife and I are looking to move into a single family home from our two bedroom condo, and "house hack". I live in Basking Ridge New Jersey and i'm trying to find out what my options are as the majority of the homes in this area are single family and not zoned for multi-family. Since options are slim i'm wondering if its possible/worth looking for a single family and having its converted into multi-family. Tho I can imagen the township being very picky over these requests. Lastly, is it necessary to zone a home multi family if your renting it out ?

Hello everyone,

First off, I want to thank you for taking the time to read this post. In short I am new to real estate. In the past year I have taken a serious interest in investment RE and have been educating myself and networking with other investors. I have a day job working in a completely different field and listen to BP on my way to and from work and on my lunch breaks. I recently met an individual who has become my mentor. He is a very successful investor and operates locally near me. I have been shadowing him on the weekends, and was offered a job as a Property Manager / Partner in the family business. I have decided to make a change in my life and do something I'm passionate about, so I accepted the job. I wanted to ask the BP community how they run/manage their properties and what to expect as a PM in both commercial and residential investments. Also what are some of the best practices you have learned / use?

Thank you for the warm welcomes and advice! I want to start with multi family / buy and hold. I like the idea of having long term investments that cash flow. In the future possibly flipping, but I don't know if I could not hold a property  especially on a good deal haha.  Does anyone want to share how you started and got your first property?

Hi,

I will echo Kyle Gregg. As a newbie I would absolutly agree! Get your finances in order and learn as much as possible in the process. I started by listening to the BP podcasts, and I just caught up to the latest show #135. There is a lot of free information here and I would suggest reading the beginners guide to RE investing which BP provides for free, Guide to Real Estate Investing.

Hi Felix,

Welcome to BP and RE! You made a great first step in becoming a member on BP. There are a number of great resources here and I would suggest downloading the beginners guide to RE investing provided for free here on BP: Ultimate Beginner's Guide to Real Estate Investing. Its a great place to start thinking about RE and what area you will want to focus on. There are so many ways to be involved in the industry, so I would find what interests you and become an expert at it. After you master one area you can always venture out and try something new.

Hello everyone,

I want to introduce myself to the BP community. Real estate is a new venture for me and I am very excited to be a part of this community. I grew up in Clifton NJ and currently live in Basking Ridge NJ. My fiance and I purchased a home last year and are itching to learn more about RE. I work in Human Resources 9-5 and spend 5-9 on BP. I am ready to work hard for a financially free future in RE.

I am new to this as well, however I know large banks tend to be more "strict" as they usually sell to Fannie Mae or Freddie Mac, who have specific guidelines for loan qualification.  I would ask a local bank or credit union what they require.
