Yes I do have a camera on the front porch but I deleted the video a week later when the next guest came. I’m kicking myself for that now. Very expensive lesson to learn.

I noticed the other day that money was taken out of my account due to a guest reporting fraud to their credit card company.  I was wondering if other folks have gone thru this process and if there is anything in particular I can provide to the credit card company?   I do have key time logs, emails, text, and the guest even signed the guestbook.

There are credit unions such as Navy Fed and NASA FCU that offer 5% down 2nd/vacation home loans with no pmi for folks that have good credit. Has to be over 50 miles from your primary residence though.

@Ryan K.Yes we are in the city of Richmond.  My realtor heard the same rumblings also but while researching I made sure I had an exit strategy just in case.  There was a meeting to be held in April but the pandemic changed the priorities.

I would also say don't buy something to just buy something. Leverage biggerpockets as much as you can, involve yourself in the forum, and run the numbers. One thing that made me pull the trigger on SFH was it cashflowed long term also, which minimize the risk in using it as a STR.

I know watching HGTV is not real life, I get it.  But a potential buyer qualified for a $550K home but they selected a home that was $499K.  Then the buyer said "oh great now we can use the other 50k to make upgrades like paint, fixtures and floors".  Can they use the rest of the pre-approve loan to make changes to a turnkey home?  If so how does that work? Are they using 203k loan, construction loan, or something else entirely?
