@Johnny Short thanks, yes we'll be over in Apple Mountain. Yes I heard the same thing about the STR license but haven't heard anything concrete as of yet but I'm fine either way. I rather be in compliance as much as possible. There is quite a bit of things to do in the area. We are quite excited to get started.

Just recently agreed to make a purchase in Linden which I’m excited about. We’ve been looking in the area for some time now, and the area has quite a bit things to do which would help with STRs.

Yes I agree with @John Underwood check out what your competition is doing during those times. I would start with the super host(s) in the area 1st since this isn’t their first year or even 2nd year running their rental.

I agree with @Ulric Donawa & @Joe Norman when you do find the right property ensure that it is designated as a quad.  Ive been bit before where I put a "monster" home under contract which the seller designated as a triplex but the city had it designated as a single family home.  If i wanted to close I had to remove 2 of the kitchens. Not a good look. Good question.

Yep I have one in a college town. Where we mostly received parents, and folks coming to college sporting events. They do pretty good throughout the year. It dwarfs long term rentals in the area with less stress on the property. I highly recommend it the only thing I would suggest is to make sure you don't have a HOA and if you have neighbors make sure they have your phone number and try to implement rules not to disturb the neighborhood too much.

Yes take a leap of faith. I still get anxious every time I purchase a property. You just have take action. Find a property that hits most of your criteria and go for it. You won’t regret it. Good luck to you.

It all depends on your goals you have set out for yourself. If you know that eventually your home will get back to $2k per week then I would keep it but if you are not sure I would sell and do what @Matthew Crivelli stated above.

@Angeline Rebottaro I love the Schlage Encode smart lock.  I’ve tried tried others such as the August smart lock but wasn’t as seamless as Schlage. All my short term rentals have them. Guests seem to enjoy them too.
