I have been using IIP Management and they have been pretty good so far. The have been pretty responsive and I don't have any complaints so far.

 Correct. I had some success with my first purchase in Euclid and now that my feet are wet I'd like to do it again but with less mistakes this time. My biggest mistake was not having a trusted, experienced agent in my corner.

Hey Brian, yes I would be able to show proof of funds. I'm looking to purchase cash and either BRRRR the property or fix and flip depending on how the numbers work out. I'm have around 100K for the project, purchase and repairs.

Just signed a contract for a home in Euclid Ohio through an online auction company. I'm out of state in NJ and will be needing a property manager to oversee a rehab, place a tenant, and manage the property afterwards. Anyone have a recommendation for a reputable company? I don't know anyone in Ohio and will also be looking to hire contractors. This will be my first investment property so naturally I'm afraid of making too many mistakes.

Check out rentometer, I believe they are pretty accurate, you just have to enter the address and how many bedrooms

Just wanted to chime in here, I'm also looking for a property manager to not only manage the property but also manage a rehab in KC. I live out in NJ so there will be lots of trust involved. I looked up KC home rental and found nothing but terrible reviews on Google, also MGC says that they are not accepting any new investors. Anyone have any other recommendations for what I'm looking for?

Does anyone have any recommendations for a bank in NJ for a HELOC? I'm about to apply to TD bank since the rates and terms seem the best. The rate is adjustable at prime -0.25% with no minimum draw and minimal fees. Credit score is over 800 and I shouldn't have any LTV issues. Figured I would throw the question out here before I start applying and have my credit checked too many times. Also has anyone had any issues as far as limitations on what you are allowed to used the money for? I thought I saw somewhere that people were having issues purchasing real estate with the funds.

@Mike D'Arrigo I started focusing on those markets because they seem to be very popular with investors here on BP. I just started looking more into the Indianapolis area as well. A couple things that jump out at me are the low taxes, reasonably priced homes compared to rents, and the landlord friendly laws. Basically all the opposites of what the market is like here in my home state of NJ. I'll send a colleague request.
