Sounds like one option is to break up the package into two smaller packages: 8 conventional financing (keep investor at 10) and 7 commercial financing - thanks Wayne and Steve. Will also do my homework on PPM - thanks David!!

Hello everyone, 

Curios if anyone can help me figure out if it is possible to finance a concurrent close on 15 or so SFR's (different sellers) using conventional financing (assuming the borrower has good credit, reserves and 20% down for each property)??????????

Hi, I really appreciate this thread because I've wondered about this very same thing. Would anyone if it is possible for someone to purchase 12-15 SFR's or 2-4 properties concurrently assuming the borrower has the credit, down payment, and reserves (and currently owns only 3 properties)? Would the various lenders even know that more than one property is being purchased at the same time?

We're looking to buy/hold and open to all types (SFR, 2-4, or even Mullti-family) - provided they cashflow well (looking for 25% + cash on cash return). We prefer turnkey but if the price is right not opposed to rehabbing. Willing to buy B and C type. The ideal situation is to find sellers willing to carry back a note (10% to 30% @ 7% int only w/ balloon in 5 yrs). I'm liquidating the equity I have in California for passive income here in Lubbock. Very interested in your properties.

Hi Jeff,

My name is Robert. Moved to Lubbock from San Diego a year ago. I got an offer I couldn't pass up: a great job with Tech and a full scholarship to complete my doctorate in Ed Leadership. I've been investing in RE for about 15 years off and on. Did great in the boom, got crushed in the bust, and now working my way back up. Recently have focused more of my attention and resources towards buying. Bought an SFR and a Duplex a couple months ago and entering escrow on three SFR's now. I am in the market for a multi family with good cash flow $1.5 mil top end (owner carryback 10-20% preferred) and fix and flip. Very much interested in developing partnerships. Actually would love a partner/mentor here in town. I'm by no means a seasoned investor but also do not consider myself a novice either.
