Phillip, I’m a buy and hold investor in Lubbock, Tx. I  own a stabilized, class C portfolio of 200 or so single family rentals here that I self manage. My business partner is getting a divorce and rather than split things up we have decided to liquidate soon. For quick sale we are prepared to sell at the 1% rule of current rents and will consider owner financing with 20% down (30 year @ 7% w/ a balloon between 3-7 yrs). Rents are low (10%-25% below market depending on the property so there is value add). I own and self manage approximately 200 doors in Lubbock. Most areSFR but a few are duplexes. Most were updated in the last few years. I was planning on fixing and flipping a few of the one's that have not been but updated. I'd consider giving you a good deal on one or two before I I begin working on them. Let me know if this interests you.

that's very cool that your from SD Stephanie. We love it in Lubbock. The market is hot in Lubbock but hot in Lubbock means maybe 5% appreciation. Personally, rather than looking for appreciation I look for distressed properties that can be fixed up and rented. For me, North Lubbock is a good area. I'm also now starting to venture to East Lubbock. However, if I were you I'd be looking for deals between 19th and 34 and University and Q. Not sure what this particular neighborhood is called but it's adjacent to Tech Terrace (where prices are much higher) and close to the university. Hope this helps
