@Kyle Mccaw - would love to do business with a company like yours - sounds like a perfect fit.  I'm currently not looking in TX.  Don't really know much about your market at all.  Wouldn't mind talking on the phone to get more familiar.  I'll jump on the phone with you in the next day or two.  Are there any PM outfits like you that you can recommend in Indy, IN or Jacksonville, FL?

@Kim Younkin - thanks for the helpful guidance.  I'm primarily looking for midwest markets, where properties are affordable and taxes are low.  Strong employer base and good blue collar neighborhoods.  So, yes.. I'm not looking at Michigan.  Primarily I'm looking at Indianapolis, IN and Jacksonville, FL.  I wouldn't mind talking to you about Columbus, OH, since I believe your city may meet my criterion as well - but I'll let you tell me!  I'll jump on the phone to you in the next day or two.

Hi BP community!

I'm interested in investing in buy and hold in areas outside of my immediate driving distance. I've connected with wholesalers and turn-key companies to find deals, but now I'm not sure how to move forward with verifying everything that is presented electronically. I'm trying to draw on your experience as to what you have found to work best for actually VERIFYING information 1. PRIOR to deal such as: Neighborhood quality (rental desirability), repairs needed, repairs actually performed, ARV; & 2. AFTER purchase - repairs actually performed. Who can you trust? Who can you depend on for an objective opinion and assessment? Who would not be biased by personal interest in the deal going through?
