Indy, IN appraiser needed!   Need referral for appraiser who can do a drive-by or equivalent low-cost appraisal for simple establishing tax cost-basis.  Not needed for refi or bank standards.  Just an official number from a third party that i can use on my taxes.

I'm not sure where I'm jumping into this thread, however I wanted to share my own personal experience with Jack Gibson and High Return Real Estate.

I have purchased a turn-key property in Indy from Jack Gibson in the past year and have found the experience to be satisfying well-handled and profitable! Jack's team handled all the details of the process from having a personal tour of their Indy properties, to handling all the paperwork and finally following through till all details were resolved to mutual satisfaction. Jack was very flexible in creating flexible creative financing solutions so I was able to acquire the property through my SD-IRA. He created terms that were very favorable and reasonable so the property would cash-flow from day one. The inspection found an issue with the sewer pipe for the property which took a bit of time to resolve even after the closing. However, Jack has extremely high integrity and a strong desire to do right by his clients. Jack had to absorb a fair amount of personal expense to resolve the sewer issue. He never tried to shrug off the responsibility of the repair and the resolution of the issue. To the contrary Jack went the extra mile to make sure I was taken care of and to make sure I felt I was treated fairly and that most importantly the problem was resolved not at my expense. I never get concerned if problems occur. Especially in off-market real estate investing they almost always invariably do occur. The real issue is does the individual you are experiencing the problem with take the appropriate steps to resolve the issue. In this regard Jack has gone above and beyond with exceptional integrity.

I have always found Jack to be very responsive to my communications and very upfront and honest.  I have never felt that I was being ignored or manipulated.  To the contrary, I have found Jack to be straightforward and fair in all our interactions.

Because of the way my buying experience has gone with Jack and his team and to the degree that he has worked through issues that have come I look forward to buying investment properties from Jack and High Return Real Estate again in the future. - Rob Borer, Investor.

@Account Closed - Typical wholesale deal.  Got a property under contract with a Purchase Agreement from "Seller A".  Turned around and sold to "Buyer C" with second Purchase Agreement.  Title closing .  Nothing fancy or unusual.  Standard AtoB, BtoC transaction.  The "ownership" I have is whatever equitable interest I obtain through the purchase agreement, just like any purchase agreement.

Looks like some bitter broker threw me under the bus and reported me to the state (MI) Attorney General with a complaint of "Selling Real Estate Without A License".

Who knows the exact rules here?  Is there someplace that I can reference - website?

I have a meeting scheduled with "special agent" investigating complaint - anything I definitely should or should not do during this meeting?

Anyone that has been down this rodeo - I'm all ears.

Hi BP -

I usually leave rent collection to the PM pro's, but I just sold a property on land contract and don't want checks sent via snail mail, rather I'd like to get them electronically deposited into my account.

Any recommendations for cloud-based systems that make it easy for tenant to pay either online or at a local store that handles transactions like this?
