With $250k I would look at these neighborhoods: Normal Station, Audubon Park, Colonial Acres Sea Isle Park, and  Bartlett TN. These are areas with good upside potential.

I have heard that the sweet spot is a 4 bed 2 bath section 8 in Memphis. Many of my clients are adding on to make their properties a 4/2.

Memphis has had a favorable rent to price ratio for a long time.  Some of our borrowers are focusing on 4 bed 2 bath section 8 to push those numbers even higher.

Memphis has great opportunities for BTR. Land is cheap and the regulatory environment is favorable.
