I make loans on Memphis properties for investors.

With $250k I would look at these neighborhoods: Normal Station, Audubon Park, Colonial Acres Sea Isle Park, and  Bartlett TN. These are areas with good upside potential.

Also, DeSoto Co. MS

If you find an investor to buy them, send them my way for the loan.

I have heard that the sweet spot is a 4 bed 2 bath section 8 in Memphis. Many of my clients are adding on to make their properties a 4/2.

I am also surprised Detroit is not on the list

Memphis has had a favorable rent to price ratio for a long time.  Some of our borrowers are focusing on 4 bed 2 bath section 8 to push those numbers even higher.

Memphis has great opportunities for BTR. Land is cheap and the regulatory environment is favorable.

@Bruce  - Great point! Be reasonable, but if the numbers don't work, just move on.
