Memphis has plenty of opportunities. I recommend Jordan Ray at EXP Realty for a good Agent who knows the Memphis investor market well.

Comparable sales are the most reliable way to determine value. We drive to the property for every loan we make and get a feel for the street scene. We steer our clients away from houses that might technically have high rent but are in a stagnant or declining area.

Real estate investments should be about long-term appreciation, not just a snapshot of today's cash flow. We want our borrowers to succeed and return again and again.

Great post! It is really important to understand closing costs. It is important to look over these numbers before you get to the closing table. After you close, you should look over them again.

As a private lender, we understand deals must close quickly.  That is what we specialize in.  We are only in the Memphis TN and surrounding areas.

As a private lender, we use reserve funds as a way to gage whether or not someone is financially ready to take on a real estate investment.  We use 10% of the loan as a rule of thumb.

Even though we can usually fund almost 100% of a flip, there are still many unforeseen issues that will arise.

We just don’t want a borrower to get in over their heads.

Memphis is a great market! It is also a very competitive market. We have helped many Memphis investors with private money for flips.  I personally look at every property. Memphis is a block by block city, so be careful to get your comps from very close to the subject property.  Don't be fooled by high rents and low purchase price ratios. When you see this it might mean renters turn over quickly in that area. Best of luck!

I have seen quite a few lots being purchased in Memphis lately. Many of my flipper customers are getting into new builds.  I have seen plenty of lots for less than $10k.
