Hej Alexander! 

I lived for a year studying abroad in Stockholm and loved it so much! What a beautiful city! 

Interestingly, we bought our primary residence in Denver from a Swedish couple. It was their second home, and they sold it when the Euro was tanking to buy a villa in Italy (rough life for them;) 

I have no advice or anything, just wanted to say 'Hej' and welcome to BP! 

Hi Everyone!

I'm new to RE investing and learning every day (thanks everyone for sharing your insight and knowledge). I've heard/read a lot of people saying to buy the best property you can manage to buy (in the nicest area), to get higher-quality tenants and greater appreciation over time.

With that in mind, I'm curious people's opinion of doing a BRRR strategy in the western 'burbs' of Indianapolis. Specifically Avon, Brownsburg, and Plainfield. Looks like these areas have great school systems and occasionally small, older SFHs come on the market at $100-125K. Those would be the ones I would love to target and buy with cash, fix up, and then rent.

Good idea? Bad idea? Anyone familiar with the rents in these areas?

I am in then process of buying my first OOS investment SFH in Indy and I've used @Ross Denman as an incredible resource to help me understand the market and evaluate properties. I'm very happy to follow his advice and our first deal with a basically rent-ready property as a way to 'ease into' OOS investing. Our next deal we will look for a 'lite' BRRR SFH and will definitely be using PMs for their advice.

@Mike Timme I feel your pain as well in Denver. We've decided to buy out-of-state and are just beginning our journey (and our learning). I think you being from Saint Louis would give you an excellent entry into that market and knowing what a good deal looks like out there.

We've also looked at other types of deals in Colorado to get creative. We bought some land along the front range for a long-term hold, and are looking into a Hotel syndication deal outside Telluride. So maybe looking at other avenues of investing in Colorado may work well for you.

This looks great, just signed up! I-70 is such a nightmare these days, we definitely dream of a mountain place, but I don't know how to accurately grasp the numbers to see if it makes sense to buy vs. just rent and AirBnB on the weekends we want to go up.

@Jon Holdman is right, my suggestions are closer to the city if that's where you are staying. If you want to venture farther you will be handsomely rewarded with more adventure and amazing nature.
