Sounds fun! I would recommend renting a car to get around. Public transport isn't great around the city or getting you out to the mountains. 

Raft the Clear Creek River or Colorado River (I love Liquid Descent for this, been on a few river trips with them, about an hour's drive from Denver). They put in near Idaho Springs, which has a fun brewery (Tommyknockers) you can go to after your river trip for beers and pub food. 

For Hiking, I love Golden Gate Canyon State Park (about 45 minutes west of Denver). It's beautiful and not too intense altitude-wise since you're coming from sea level. It's your not scared of the altitude, try Mount Evans for a 14-er (last time I did it it was 8 hour hike up and down). 

For biking, you can rent bikes and do some trails at Matthew Winters park near Red Rocks (15 mins west of downtown Denver), there's some fun trails there. 

My personal favorite breweries in town are Breckenridge Brewery, Strange Brewery, Bull and Bush and TRVE. Of course there's legal weed here too, so enjoy just remember you can't consume it in public places or hotels.

@James Carlson I can't come in person to this event, but thank you in advance for streaming it via FB so I can learn. There's a few 'less-than-legal Air Bnbs in our neighborhood and I'm interested in how to do this strategy within the legal guidelines.

Hi Everyone,

I'm a rookie beginning to do out-of-state investing in Indy. I'm targeting B-Class SFH for long-term buy-and-holds. For those that know the market well, does buying in cash (vs. financing) give you an edge in the market or allow you to buy below retail prices? Or is there not much of a difference?

@Luke Miller I look forward to meeting you in person as well! It's actually my husband who was a commercial broker for two years. He doesn't do real estate anymore, but his past experience is extremely helpful and he'd also be happy to connect with you. He was specifically working with brokering large apartment complexes in Florida in 2008-2010 (so a very rough time for real estate, in an area hit hard by the crash).
