I have a tenant that has lived in my rental for over a year now and the year lease has expired. I don't feel comfortable offering another year lease to this tenant do to the individual has committed to other financial obligations that most likely strand their budget. 

I think that it would be wise to offer a month to month lease option for this tenant. My current lease term duration states it shall start from XXX to and including XXX. 

Should I have my attorney draw up a month to month rental agreement? My current lease has start and including language. Do most landlords have two sets of rental agreements one that is month to month option and one that has a year duration option?

I'm going to have a rental vacancy in the coming months. Does anyone have a document for pre screening prospective tenants? I want to start standardizing my screening process for possible tenants that conforms to the Fair Housing Act.

Any input would be greatly appreciated.

I agree with you. I have two duplexes that have separate utility hook ups. May have a vindictive tenant will just leave the water running to rack up the bill just to cause problems.

It units currently rent $600 and $700. 

I did 5% down. My mistake It should have been 20% down. With loan interest rate of 4.95% which still puts me in a negative cash flow of -55.07. and CoC at -2.59%. The property taxes would more than likely go up as well if it was purchased for the the owners asking price.

Yes the property taxes are $3000 per year.

There are no separate electric, gas or water meters. Its all shared. I do agree that the rent is too low as it stands right now.
