Guy I’m focused on rehab by creating value to the property and improving the community the property is located in. After the property is renovated I rent it out. I’m a buy hold investor working the brrrr strategy. How are this going for you?

Is It difficult to set up a single person LLC when a big bank has the mortgage on the property in my name? My attorney says theres no problem setting it up even when the mortgage and deed are in my name. I just want to get a second option here on bigger pockets.

Here's some websites you can use to verify if they have the proper certificates with the state of Iowa. I would also ask for a certificate of liability insurance. It might help with the pre screening of your contractors.

I'm working on putting together something so I can set a standard for every applicate. I like the Idea of a grading system to help filter the strong applicants from the weak ones.

Very good point. I wouldn't want a expired lease to hold me up on financing.
