Yes I agree. 

I'm going to walk away from it. I don't want to use more than 20% down and furthermore I wouldn't have a very good exit strategy need be down the road if I wanted to sell. It would be hard to find a buyer with those numbers to sell to a investor.

I sent the numbers to the owner however the only response I got back was it was a good property that will pay for itself.  According to the assessor the owner paid 100k few years ago.

Hello everyone. There is a duplex that I would like to purchase however the owner will not go down on the price and insist its a money maker at the asking price of $115k. All utilities are not separate and I would have to pay for snow and lawn care.   

After running the numbers on the duplex I see a negative cash flow after utilities and property taxes. Please let me know if i'm not correct with my numbers. Is there something I'm missing? I don't know how the owner can justify the price. 

What would be a realice price for this property? 

Any feedback is greatly appreiated.

Has anyone had difficulty getting a refund from rentalsoftware.com? I ordered Cash Flow Analyzer By Douglas Rutherford. I decided it wasn't the product for me. Now I'm trying to fill out the required refund form however, I need an Authorization No. and a Uninstall Code before I can send it in so my refund can be processed.

It seems like I've hit a road block trying to obtain these numbers. Guess I should have done my due diligence before ordering the product.

Knob and tube conductor should never be in contact with insulation. If there is any in the walls or attic where they blowed insulation over the knob and tub conductors that it could be a possible fire hazard. 

I would make sure you do a very thorough inspection.  

NEC Article 394.12 (5) Uses Not Permitted

Hollow spaces of walls, ceilings, and attics where such spaces are insulated by loose, rolled, or foamed-in-place insulating materials that envelopes the conductors.

Blown-in, foam-in or rolled insulation prevents the dissipation of heat into the free air space, resulting in higher conductor temperature, which can cause insulation breakdown and possible fire in the insulation.

I would like to obtain a Utility Transfer Agreement for new tenants that states that they need to get the utilities switch over into their name or face fees or possible evection. Does anyone know where I can find one?
