That shouldn't be a problem!

Hello everyone, sorry for the delay in posting this location, but we wanted to make sure everything was all set before posting. This will be a fix and flip that we will be using for the next couple of meetings or so. October 6th is very close to the current closing date, so there will be little or no work started by then. This will be a light rehab, so we are hoping it is very close to being finished by November's meeting. Since most of the people that have attended so far are relatively new to investing, I am hoping there is value to be added for people to see the house go through the process. We hope this encourages everyone to move forward with your own opportunities. Please comment, and encourage others to attend. 

This property is just outside the Newton city limits, but still in the Wicksburg school district.

11am. I am hoping to be under contract tomorrow on a new fix and flip. If so I will post the address and create the official meet-up. If I do not get under contract this week I have other options so either way we will have an address for the meetup by the end of the week.

We had three mortars payments get lost in the mail just this month. As a result we had late fees we had to pay. 

We use ACH or web bill pay for collecting rents. The night of the 5th we had one tenant who had not paid yet. I called her and she was able to pull up and screen shot in less than 5 minutes that she had paid the rent on time, and the check was in the mail. 

Skip the mail, any bank or credit union worth using has this feature. If it gets "lost" they quickly have documention that have done their part. 

Our bank didn't care that the mail got lost. Late fee paid, new check written, cancelled check $28. 

We have gotten two of the lost checks back in the mail. One didn't have a stamp, one had M. Street instead of Main Street. Still haven't seen the other.

It will be the first Saturday of October. The property I was using as a meeting location is now under contract. I thought it would be beneficial to meet at a fix and flip property next. Trying to get one under contract this week. 

We plan them for the first Saturday or the month. I haven't created one for next month yet, because I have a contract on the house we were meeting at. I will find out this week if we can still use it for the next meeting. 

I have some good contacts with contractors. Let me know when you find a deal and I can connect you.

My mom lives on Sand Mountain almost exactly between Huntsville and Chattanooga. We for sure are interested in both of those markets long term. We are looking at picking up some buy and holds there next year.
