I have flipped 2 homes so far in this area, but this would be my first rental property.  Im not sure how to figure in vacancy rate?  I have learned the rehab side but am looking for help when it comes to renting.

Like I stated above this is a single unit at 40K.

no need for rehab, move in ready. 

this is a 2br 1bath

I can pay cash or leverage  @jean bolger

rents are expected $975

Cashflow $230 per month

Purchase price 40,000

Cash flow of $230 per month all expenses included. Other than (vacancy rates) dont no how to calculate that in.

I am looking to buy a rental unit in a 6 flat that was turned to condos.  I did a mock wright up on CL to see if it would get any calls, and I am getting quite a few for a good price.

The only issue I have with this property is that I do not believe it will appreciate over time.  But it will cash flow instantly around 200-300$.

Is this a good investment or should I look for something that will rent and appreciate?

I have looked for along time online for good information about how to set up my quickbooks but can not find any good info.This software is not as easy as I thought it would be, thought it would be plug and play.

Anyways the only info I found was to set up classes for my properties. Please let me know if you have any info for me.

Also, is "Charts of Accounts" where I put my tax, mortgage, utilities ect?

I am lost on how this program works please help.

I still have not sold this home it has been almost 6 months. I have taken peoples advice and staged the home and lowered the price. I have a new agent now and the pictures and videos are great!

This is my first home that I am trying to flip, now I am thinking about renting because I am losing every month.

This house is WAY better than anything around it. The only thing is my taxes are 2k higher than anyone else. I am in the process of lowing them, but it will not be done for along time.

Please let me know what you think.
