I live in the south suburbs of Chicago and recently acquired an investor. I want to start submitting offers on a few houses at a time (low ball) than counter. I have a few questions,

1.)Can I get stuck with more than one property?

2.)Do I lose my earnest money? Can I see the property before I put the money down?

3.)DO I HAVE TO SHOW PROOF OF FUNDS (TO WRITE THE CONTRACT)?

4.)Is it as easy as going to my agent and writing up a regular contract?

The 15618 Sierra Drive home was not even remodeled. I really hope I do not have to come down 35K! I was thinking to just to drop it a little at a time to get back on the "hot list" for agents.

I agree with the zillow price thing I think that it might effect it, but only with new buyers like you were staying. People that are "internet born"

I really like the idea of the 100$ drops to put it on the hot list. Does this work with commission costs? If I raise the commission on the seller side, does this trigger agents that it has been increased? Putting it on there "hot list" for a bigger commission and a faster sell for me.

This is my first flip and I think it turned out great, the problem is I can get it to sell. I have done "for sale by owner" and now with an agent. Had a bunch of showings when I started with the agent but it has now died off.

The house blows everything out of the water in oak forest IL, so I cant understand why it will not sell. I am losing money every month having it sit around any suggestions on what to do? Places to post, marketing ideas, agents that want to show it.

It is listed all over the place this is the one on craigslist.

Wow thank you for all the information. Where do I get all of the lists somewhere in my city or online? Some people were saying use ListSource.com

I am new to the wholesale process and am stuck trying to make my first deal. I have my sale agreement and all my assignment papers and even a great buyers list. I have a very decent list of cash buyers looking to purchase properties in the suburbs of Chicago.

My problem is that I do not have any homes to offer them! Can anyone help me with the process that they use to find properties to wholesale. I have thought about doing bandit signs (but heard that was illegal) any thoughts? Anyone been fined? Do I do the “yellow letter” using listsourse.com ?

I am really confused on what to do next. I have cash buyers now I just need a good deal to give them. I feel like I am close.

I live in Chicago IL and have been looking up getting an LLC. A few real estate investors have been telling me to get my LLC though Nevada?

Is this a good idea? Are there more benefits to having my LLC in Nevada even though I am selling and buying in Chicago?

Im looking to see if anyone has used the site SellPoint.com They say that they will blast your house listing to 40 different websites getting you lots of traffic.

Just wanted to see if anyone has used a site like this or if there are any better ones?
