Melissa Nevich One of the main reasons companies pick certain states for LCCs are because of their protection against what's called "piercing the vail", where essentially someone filing and winning a lawsuit can take control of your asset or distribution of profits. It's called acquiring "marching orders". Look up these 2 terms and that'll give you a better idea of the protection LLCs get within different states. I own properties in PA and have my LLCs there. I have a management LLC that collects the funds in NJ. PA seems to have better protection than NJ. You'll here about Utah, Nevada, and Delaware because of this. Either way try to consult with an attorney or CPA that can help set up your structure. Also note that opinions vary. What matters is that you have sound strategy that your team all agree on.

Carlos Rodrigues hey Carlos. Look up flippers and funders meetup in west orange. It's an investment network group that draws a lot of local investors realtors rehabbers and such. Network a bit and see what others are doing and in what areas. There are a couple other network groups in the area as well. Definitely get out there and get local opinions on laws, areas, and what to do. That should help tighten up your plan. I just got my license a couple months ago. Great learning experience!

Brad Truman Congrats Brad! Definitely listen to podcasts. read tons, make local contacts here and at your local investment groups. No better way than to learn from real life examples. Pittsburgh is a great market right now. I think you have a good mix of appreciation and steady areas for holds. Emerging markets is a great book to pick up. Was discussed in a previous podcast. Best wishes and get out there and network!

I highly recommend teaming up with someone with more experienced to shorten the lesson curve. There's just so many ways you can go that an experienced wholesaler will help shorten your path. Well worth it.

You can take over the mortgage subject to, keep it in place and use a land contract or mortgage wrap, lease options, look up creative financing option here and I'm sure you'll get a good rundown.

much appreciated for all the good/bad feedback. Love the off whites and grays as well.

The kicker here is I have yet to even go physically see the apartment. My team simply updated it as they felt needed. It is a bit on the dark side, but they took care of it and got it rented. So pumpkin or not, I can't complain!
