Jeffrey Townsend Hey Jeff, There's a lot of different services out there. For background checks I use tenantbackgroundcheck. Can easily be found online. Make sure to do a nationwide criminal check along with credit, employment and such. A good book is also landlording on autopilot. He great form as well and great as a personal managing tool. Cozy also offers a good online platform for self managing as well.

Monica Vanzant Hey Monica. Look up some real estate network group in your area. There is flippers and funders in west orange next Wednesday. Surround yourself with likeminded people and work together on something. Use others as your support group and collaborate as well. Get going!

Mark Douglas I manage about 20 units right now with buildium and really like it. The ACH is easy to use easy to adjust payments if needed. You also can set up without email address from the tenant if needed, as in the case of older tenants.

Matthew Allen Hey Matt. Wholesaling is a patient process of trial and error. Different mail pieces and target areas are just a few of the items to consider. Also remember that a majority of your leads come multiple touches to the same person. Sometimes up to 6, 7 or more. That's why wholesalers typically say to run a campaign at least 6 months or so before judging it. That may also mean changing the mail piece every month, the same person may respond differently as discussed in previous post. But if your list is not good or the area is saturated, none of that may matter. Hang in there and keep grinding!

Dustin Beam I would say factor in your goals to either keep long term or sell on the short term. That would factor into your decision as well. In the long term that 3-4K bill will be a bargain.

Rashad S. What's the standard in your area? I would look around locally and ask other management companies or investors for input. I invest in an area where $50k all in properties are available (completed). But typically, at that price you are using the previous plumbing and electrical which can lead to deferred maintenance as time occurs. I've learned to screen a bit better than previous management companies I've used which has given me better tenants. But you have to really know your tenant class to make the investment work. I guess that comment exists for whichever class you invest in.

Lance Carver Hey lance. Ideally you'd want to a profit and loss statement for the last 2 years or so to have a better handle on where it stands in terms of performance. You should get an expense sheet. Also are you managing, doing maintenance, or outsourcing? Make sure those are resolved well. How does this property compare with those around? Are the rents low? High? Can you add income through units or amenities? Some things to think about. Hope that helps.
