Just to add another perspective. I do mail to LLCs with great success (Multis, high equity, high length of residence). I usually find a couple of long time investors who are willing to discuss moving there entire portfolio. Some of my best calls have come this way. Good way to find seller finance in those cases.

Kyle Johansen Congrats on getting started! Definitely worth while in teaming up with someone with knowledge and learning up lose. Are there any meetups your way? Look for real estate groups or local investors.

@Stone Teran 2 family house. Separate electric. Tenant paid for this particular account.

I still have security. So, figured I'd get a cost first and try to determine where accountability stands here.

So I have a section 8 tenant who moved out of state but left her belonging in my rental unit for 3 months. Within that time, which section 8 continued to pay, the electric was turned off due to lack of payment. She finally came to pick her stuff up over the weekend. Problem: The electric company came today to start service again, but the meter socket cover is missing. They tried to use another cover but cannot find a match. I now need to hire an electrician to inspect the meter socket and replace the cover. Question: Is this the previous tenants potential cost? Electric company believes the tenant may have removed to turn on the power, damaged the box, and disposed of. I have no visual proof it was the tenant, but the cover was not missing before. Still have their security to disburse. Thoughts?

Paul Winka Be safe and thanks for your service Paul. I'm sure you'll do fine in whatever you do. Real estate is a team concept you're familiar with. The better team you have around you the better you'll do. I'm a firm believer that real estate investments are to be had in any market as long as you have expertise in the area and the personnel to carry things out. With that said, I'd say pick somewhere that fits your personality so you're happy waking up each morning in a good mindset to get things done right. Real estate investing is a tough competitive grind. So you want to have your mind right and positivity around you to get things off on the right track. Hope that helps man!

I'm looking for an attorney in the WIlkes Barre PA area to assist in all legal aspects within buying real estate, setting up partnerships, contracts, tenant evictions, and such. Mel Saffold I would say get under contract and then work with another wholesaler to help market to avoid such issues, unless you trust the wholesaler to not take it for himself. Either way, get it under contract and control the deal if you feel the numbers are right.
