Nice one Michael Hawkins! I am still searching for one for myself. Got any advice for someone living in California? I know it's an expensive area to start but, people say that you can still accomplish it. I'm looking for a buy and hold property starting small.

Welcome to BP Baha Maleki! New member here too and was looking into out of state investment opportunity also. Like you I've attended Marshall Reddicks classes they are pretty good on putting the spotlight on the opportunities that goes with real estate investing too newcomers. It's so fascinating how this business work. I've been looking into renting out property in Texas, but not really sure to start. How is the market research? Find anything interesting?

@TJ P. I see where your coming from and I totally get your situation. Looks like your plan fits in perfectly for you and my best of luck on that. As for me my job will not enable me the time or the funds to start in such an expensive state like CA. I have one year and six months with my 'contracted job' so I still the time to decide before getting out. Depending on the current market situation with CA if good or bad I will decide from there. 

Although the posts above suggest on getting into different kinds of creative real estate investing. I think my niche is rental properties, bur who knows right? 

I have considered investing where I originally come from, which is Guam. Since I know the island by heart and know many people there. I am currently making a strategy on my ventures there.

@Michael Morrongielloit's funny how you mentioned wholesaling. I was getting a bit curious but didn't have time today due to a job. I know I just have to keep my eyes peeled and ears open for good deals. I am still debating if I should start with it, but of course I need to get educated. 

By the way, what do you mean by "the margins/spreads are far stronger?

Hello fellow investors, 

I am currently in the the process of deciding if I should stay in California and start investing or moving to a different state where the markets are better. I know it's a little hard to start my real estate venture here because its just so expensive. Should I move to a different state or stay in California? If I do move to a different state which one? If you do recommend to stay in Cali then where do I start? I want to start investing in multi-family properties and live in it and rent them out. Feel free to speak your mind!

Welcome aboard Andrew Linscott ! I am also new to the real estate business. I've started looking into it a month ago. Like the comments above the best way to start is to get educated. Get into the lingo of investing and start networking! Go to meet groups, you find a lot of info about real estate and you'll probably find mentors who could help you plan and start your journey. The best advise I learned so far is to surround yourself with anything that deals with real estate (people,podcast,books,etc.), but of course don't cut off the people who you value in your life. :) Good luck! My name is Nix and I have been inspired to invest specifically in Real Estate. I am new to the business, but I have the will to learn and start networking. I am originally from an tiny island called Guam, but now currently in San Clamente, CA. I have met great people from meetup and have been referred to Biggerpockets. I love what this site can offer and I'm very excited to learn and network. I am currently reading "What Every Investor Needs to Know About Cash Flow...and 36 other key to finanancial measures by Frank Gallinelli" if you guys recommend a book or want to give some advices for newbies feel free to type it in. :).
